IHGs Patrick Imbardelli named Asia Pacific Hotelier of the Year 2006

A. Patrick Imbardelli, Chief Executive of IHG (InterContinental Hotels Group) Asia Pacific, has been named Hotelier of the Year 2006 at the 10th Asia Pacific Hotel Investment Conference, organised and hosted by Jones Lang LaSalle Hotels.

The eighth recipient to receive the prestigious award, Mr. Imbardelli has been leading many high-profile developments for the group since he took on his role at IHG Asia Pacific in 2003.

IHG today has grown to 188 hotels in the region, with 105 more in the development pipeline. The company is now one of the largest international hotel groups in Greater China, well on track to achieving its goal of having 125 hotels opened by 2008. The recently formed IHG ANA Hotels Group Japan a joint venture with All Nippon Airways also makes IHG one of the biggest international hotel operators in Japan. The company is also growing in India, another strategic business tourism market within the region.

A veteran hotelier, Mr Imbardelli has over 24 years of experience in the hotel and tourism industry. A member of the Young Presidents Organisation, he has held key appointments in industry bodies and other advisory boards, including the Global Hoteliers Society. Both the Fred Hollows Foundation and the Variety Club International have recognized him for contributions to the disadvantaged and underprivileged children in Australia and Southeast Asia.

Each year, the Asia Pacific Hotel Investment Conference honours an Asia Pacific Hotelier who has had the greatest impact on the regions hospitality industry. The Hotelier of the Year award was first presented at the 3rd Asia Pacific Hotel Investment Conference in 2000. Mr. Imbardelli joins the list of past winners which include:

Herkules kauft Vier-Sterne-Hotel in München

Der dänische Immobilieninvestor Herkules Grundbesitz hat das Atrium Hotel in München erworben. Das Vier-Sterne-Haus zwischen Stachus und Theresienwiese, nahe dem Hauptbahnhof, bietet 160 Zimmer. Es gehört zum Best-Western-Verbund und wird seit 1986 als Familienunternehmen von der Familie Kordt geführt, die mit Herkules einen erneuten Mietvertrag über 20 Jahre abgeschlossen hat. Herkules zahlte 14,9 Mio. Euro für das Objekt.

Royal Orchid plans budget hotel chain

Bangalore-based Royal Orchid Hotels Ltd is on expansion mode. It plans to set up a chain of 50 budget hotels across India under the brand "Pepper Mint" by 2010.

For this purpose, the company has floated a fully-owned subsidiary AB Holdings under which the budget hotels will be managed. When contacted, Mr Chender Baljee, Chairman and Managing Director, ROHL, declined to give further details.

Of the 50 locations planned, 11 have been tied-up with Indian Railway Catering and Tourism Corporation Ltd. These locations are Chandigarh, Pune, Nagpur, Jodhpur, Bikaner, Tirupati, Bhopal, Agra, New Jalpaiguri (West Bengal), Darjeeling and Jaisalmer. Through this tie-up, it is learnt that ROHL will get these properties on a 30-year lease for development and running of budget hotels.

More projects
Two other properties have been finalised in Hyderabad and Bangalore. Construction work for the same has begun. The company is also in talks with developers and property owners in other major cities for development of these hotels and talks are in advanced stages.

According to analysts, who had interacted with the company on its prospects, the project may cost Rs 700 crore. These hotels will have around 90 rooms each.

The mode of expansion is expected to be largely based on its current asset-light model of leasing properties instead of owning the same. For developing these hotels, ROHL plans to set up ventures with local developers. The development model would be a mixture of leased, ownership and joint venture, based on suitability and feasibility of model for each project.

Düsseldorf: Hyatt-Hotel auf Hafenspitze?

Planungsdezernent Gregor Bonin verkündete gestern am Rande der Ratssitzung: Der Bau der seit langem geplanten Doppeltürme auf der Spitze der Speditionstraße, ehemals Monkey’s Island, soll noch im August beginnen.
Das Hin und Her um die Bebauung der Spitze der Speditionstraße (Ex-Monkey’s Island) soll nun ein Ende haben. Das zumindest versichert Planungsdezernent Gregor Bonin. Gestern Mittag habe er die gute Nachricht von dem mit der Vermarktung beauftragten Projektentwickler Peter Schunk bekommen: Die Luxus-Hotel-Kette Hyatt soll in einen der beiden 90 Meter hohen Türme ziehen.
„Es existiert nicht nur ein Betreiber-, sondern auch ein Managementvertrag“, so Bonin. „Die Zusage von Hyatt liegt mir auch schriftlich vor.“ Zudem habe die IKB-Bank die Finanzierung zugesichert und schriftlich bestätigt. Eine offizielle Bestätigung der Hyatt-Gruppe war gestern nicht mehr zu bekommen.
Wie viel Geld für das Filet-Grundstück fließen wird, sagte der Stadtplaner nicht. Zu Beginn der Planungen vor mehr als sechs Jahren war von 24 Millionen Euro die Rede, später von 18Millionen und sogar weniger. „Wir sind hier nicht auf dem Basar, es gibt einen Kaufvertrag mit bestimmten Fristen“, so Bonin. „Das Projekt steht, ist rund, und spätestens im August rollen die Bagger an“, freut sich der Beigeordnete.
Die Verwaltung soll Schunk eine Frist bis zum 15. Mai gesetzt haben. Sollte bis zu diesem Zeitpunkt kein Angebot vorliegen, werde er einen Schlussstrich ziehen, hatte CDU-Fraktionschef Dirk Elbers Mitte April gedroht. Laut Bauantrag ändere sich an den bisherigen Plänen nichts, so Bonin, deshalb müsse auch kein Gremium wie der Rat oder ein Fachausschuss zustimmen. Vorgesehen sind 16-geschossige Zwillingstürme, in einen soll das Fünf-Sterne-Hotel mit knapp 300 Zimmern ziehen, in den anderen Büros. Damit sind sämtliche Versuche, die Strandbar Monkey’s Island an dieser Stelle wieder aufleben zu lassen, erledigt. Monkey’s-Macher Helge Achenbach nimmt’s sportlich: „Wenn sie Hyatt tatsächlich haben, sage ich nur: Herzlichen Glückwunsch!“
Die Opposition im Rat zeigt sich deutlich skeptischer: „Ich glaube es erst, wenn die Bagger rollen“, sagt Grünen-Sprecher Günter Karen-Jungen. Beim Arena-Hotel sei auch viel versprochen worden, und es sei dann doch anders gekommen. „Mir reichen noch nicht mal die Bagger“, sagt SPD-Fraktionschef Günter Wurm. „Die sind beim Breidenbacher Hof auch wieder abgezogen.“

InterConti kommt nach Oberstdorf

Die InterContinental Hotels Group will am Burgbichl bei Oberstdorf ein 5-Sterne-Hotel eröffnen. 300 Betten zusätzliche Betten sollen am Rand des Tourismusortes entstehen. Investor ist der Architekt Heino Deeken aus Lingen in Niedersachsen.
Nachdem der Gemeinderat des Ortes dem Projekt nun zugestimmt hat, rechnet Deeken mit einem Baubeginn im kommenden Frühjahr.
Eröffnung soll zwölf bis 18 Monate später sein.
Bestrebungen, am Burgbichl ein Luxushotel zu errichten, gibt es bereits seit 1989. Nun will Inter-Continental nach dem Obersalzberg bei Berchtesgaden in Oberstdorf ein weiteres Luxushotel in den bayerischen Bergen eröffnen.

Schlosshotel Velden soll völlig neue Standards setzen

Endlich Klarheit um die Zukunft des Schlosshotels in Velden am Wörther See: Nach jahrelangem Tauziehen um Konzept, Umwidmungen, Baugenehmigungen und Investitionen präsentierte sich am Donnerstag in Wien der neue Betreiber des aus dem Fernsehen bekannten Hauses: Es handelt sich dabei um die Capella-Gesellschaft des Ex-Ritz Carlton-Chefs Horst Schulze.
Dieser hat mit etlichen Mitgliedern seines ehemaligen Management-Teams vor fünf Jahren die West Paces -Gruppe mit Sitz in Atlanta gegründet und sich auf das Management von Hotels spezialisiert. Nachdem er einige amerikanische und einen deutschen Betrieb unter die Fittiche genommen hatte, gründete er vor zwei Jahren die beiden LuxusHotelmarken Solis und Capella. Während Solis auf das Fünf-Sterne-Business-Segment ausgereichtet ist, zielt Capella auf das „absolute Top-Segment im Urlaubs- und Ferienbereich" ab, wie West Pace-Vizepräsident Robert A. Warham im Gespräch mit dem WirtschaftsBlatt erläutert.
Absoluter Luxus
Das Schlosshotel Velden, das von der Kärntner Hypo um 127 Millionen € umgebaut wurde und am 28. Mai eröffnet wird, ist der erste Capella-Betrieb weltweit. Es soll nach den Vorstellungen von Betreiber und Errichter ein „Leitbetrieb nicht nur für den Wörther See und Kärnten, sondern für ganz Österreich werden". Den Gästen, die in 105 durchschnittlich 70 Quadratmeter grossen Zimnmern untergebracht sind, soll „jeder denkbare und legal sowie moralisch vertretbare Wunsch erfüllt werden. Dazu kommen ein 3500 Quadratmeter grosser Wellnessbereich und umfangreiche Dienstleistungen, um einen Ganz-Jahresbetrieb wirtschaftlich zu ermöglichen.
In Kürze sollen weitere Capella Hotels und Resorts eröffnen - in Deutschland, den USA, Mexiko, Irland, Singapur sowie Russland. „Ziel ist eine ganz besondere Hotelkette mit neuer Wertschöpfung durch höchste Servicemassstäbe und neu definierten Luxus", sagt Warham.
Bis Ende 2008 soll es zehn Capella-Hotels geben, die von privaten Investoren errichtet und von Capella gemanagt werden. Solis-Business-Hotels sollen im selben Zeitraum acht entstehen; das erste wird Ende des Jahres in Chicago eröffnen. Derzeit sind in der West Pace-Gruppe 800 Mitarbeiter beschäftigt, läuft alles nach Plan sollen es Ende 2008 rund 4000 sein.

G8-Gipfel in Heiligendamm: Luxushotel weiter in roten Zahlen

Obwohl das Grandhotel Heiligendamm am 6. Juni die mächtigsten Männer der Welt zum G8-Gipfel empfängt, steckt die Luxusunterkunft in Heiligendamm bei Rostock in einer Krise. Dies schreibt die „Wirtschaftswoche“ (Ausgabe 19/2007).
Wie das Magazin berichtet, haben die Fundus-Gruppe und ihr Chef Anno August Jagdfeld nicht genug Anleger gefunden, die sich über den „Fundus-Fonds 34“ an dem von der Kempinski-Gruppe betriebenen Hotel beteiligen wollten. Anteile im Wert von 30 Millionen Euro sind neun Jahre nach Vermarktungsstart immer noch nicht verkauft. Angesichts tiefroter Zahlen des Hotels hat die HypoVereinsbank zum 30. Juni einen Kredit über 15 Millionen Euro gekündigt, den der Fonds aufgenommen hatte, um Engpässe zu überbrücken.
Fundus bleiben nur wenige Wochen, um frisches Kapital aufzutreiben. Der Versuch, Kredite bei Anlegern aufzunehmen, scheiterte auf ganzer Linie: Die Bundesbank sehe darin ein „erlaubnispflichtiges Bankgeschäft“, räumte Jagdfeld Mitte April gegenüber den Fondsgesellschaftern ein. Man könne den Plan nicht weiter verfolgen, an einer neuen Strategie werde „zurzeit gearbeitet“. Denn vier Jahre nach der Eröffnung schreibt das Hotel noch immer rote Zahlen.
Und es sieht nicht so aus, als würde sich das schnell ändern: Im letzten Jahr waren die 225 Zimmer nur zu 43,3 Prozent ausgelastet, bei einem Durchschnittspreis von 186 Euro pro Zimmer. Damit die Anleger, die jeweils mindestens 25.000 Euro investiert haben, eine Ausschüttung von 0,07 Prozent im Jahr erhielten, müssten es laut Fondsprospekt 50 Prozent Auslastung und 200 Euro pro Nacht sein.

Hotelgruppe Welcome steigert Umsatz und plant 2007 zwei Neueröffnungen

Die auf Drei- und Vier-Sterne-Häuser konzentrierte Welcome Hotelgruppe, Warstein, hat ihren Umsatz im vergangenen Jahr um gut 5% auf 36,2 Mio. Euro gesteigert. Der Gewinn des 1998 gegründeten mittelständischen Hotelunternehmens lag bei 10,3 Mio. Euro. Welcome zählt in Deutschland zurzeit elf Hotels, darunter sind Adressen in Bad Arolsen (Nordhessen), Bamberg, Dipperz (bei Fulda), Einbeck (Südniedersachsen), Essen, Lippstadt, Meschede und Wesel. Zwei Häuser in Darmstadt und Paderborn sollen in diesem Jahr eröffnet werden. Mit ihnen steigt die Zahl der Betten auf 3.100. Im vergangenen Jahr schaffte das sauerländische Unternehmen mit seinen Häusern eine Belegungsquote von knapp 60% und einen durchschnittlichen Zimmerpreis/Nacht von gut 63 Euro. 2007 soll der Umsatz auf 37,3 Mio. Euro steigen.

Hotel Developments in Australia

The high price of land and spiralling construction costs have helped to keep some developers out of the Australian hotel market in recent years. Across Australia, the number of hotel rooms under construction has decreased to the lowest level since Jones Lang LaSalle Hotels commenced the National Hotel Development Register in 2003.
"New hotel room supply is now expected to increase on average by 1.4% per annum to 2010, based on projects currently under construction or deemed likely to proceed," said Mr David Gibson CEO Asia Pacific, Jones Lang LaSalle Hotels.
"Despite the encouraging RevPAR (Revenue Per Available Room) growth currently being recorded in most major markets, development of hotels in Australia will remain challenging until operators can achieve more significant growth in room rates," Mr Gibson added. "But even that growth will need to outpace rises in construction costs to make the construction of new hotels viable."
Also, in many instances, alternative uses such as residential and commercial space are attracting higher sale rates per m2. This is causing developers to pursue those uses over hotels.
As at the end of March 2007, there were 1,774 rooms under construction which when complete will increase room supply across the ten major Australian markets by 2.1%. With a number of projects having recently opened in Cairns, Melbourne and the Gold Coast, this represents a decrease of approximately 35% when compared to the last survey in October 2006.
Development activity is most dominant on the Gold Coast (385 rooms), Darwin (340 rooms), Sydney (300 rooms) and Melbourne (200 rooms). Adelaide and Perth show the lowest levels of development activity with no rooms mooted in Adelaide and only 88 rooms mooted in Perth - this is despite limited total supply growth in recent years.
"Both markets are benefiting from strong demand in line with the resources boom and hoteliers have achieved strong growth in room rates," said Mr Anthony Corbett, Senior Vice President, Jones Lang LaSalle Hotels. "As hotel development remains constrained in these markets, we expect the favourable trading performance conditions to continue for some time."
The number of rooms likely proposed has also decreased, albeit to a lesser extent. "The major markets of Brisbane, Melbourne and Sydney continue to favoured markets, accounting for approximately 85% of current proposed new rooms," Mr Corbett added.
Where serviced apartment development has dominated activity over the last few years, hotel projects now account for more than 60% of proposed rooms with some major projects planned in Melbourne and Brisbane.
"Room rates in Brisbane have almost increased to a level synonymous with the last cycle peak however they have failed to keep pace with the growth in construction costs, making hotel development feasibility a challenge," said Mr Gibson. "That said, developers are again sizing up opportunities based on a significant increase in requests for hotel development feasibility work experienced by our offices."
